Drainage strategy (SuDS). A drainage strategy sets out how rainwater and foul water from a new development will be dealt with, usually favouring sustainable drainage systems (SuDS) that slow water down and let it soak away rather than sending it straight to a sewer.
Flood risk assessment. If your site is in or near a flood zone, or is a larger development anywhere, your council will usually ask for a flood risk assessment before granting planning permission, alongside a drainage strategy showing how surface water will be managed.
Structural engineer’s report. A structural engineer checks that a design will stand up safely and produces the calculations building control needs, or inspects an existing building to assess movement, defects or the safety of a specific element.
