About these reports

Contaminated land report. A contaminated land report, usually called a Phase 1 desk study or preliminary risk assessment, checks whether past uses of a site could have left pollution in the ground that might harm future residents.

Percolation and soakaway tests. A percolation test measures how quickly water drains away into the ground on your site.

Flood risk assessment. If your site is in or near a flood zone, or is a larger development anywhere, your council will usually ask for a flood risk assessment before granting planning permission, alongside a drainage strategy showing how surface water will be managed.

Topographical survey. A topographical survey measures the exact shape, levels and features of your site, and is usually the first thing an architect or designer needs before drawing up plans, especially on sloping ground or where levels matter to the design.
