The rules in Scotland

In Scotland, suspected contamination is a material consideration in planning (Planning Advice Note 33), and building standard 3.1 of the technical handbook requires harmful or dangerous substances on a site to be removed or made safe, using a desk study, site investigation and risk assessment. Check with your council’s planning and building standards teams.

Getting signed off in Scotland

In Scotland, you need a building warrant from the council before work starts, and design evidence such as SAP and overheating assessments goes in with the application. At the end you submit a completion certificate with your test reports. The council then has 14 days to accept it, and you can’t move into a new building until it does, unless the council allows temporary occupation.
