The rules in Scotland

In Scotland, surface water from a new development must go through a SuDS system under General Binding Rule 10 of the controlled activities regulations, except for a single dwelling or a discharge to coastal waters, and larger sites need a licence from SEPA. Scottish Water can adopt SuDS built to its standards and generally does not allow new surface water into combined sewers.

Getting signed off in Scotland

In Scotland, you need a building warrant from the council before work starts, and design evidence such as SAP and overheating assessments goes in with the application. At the end you submit a completion certificate with your test reports. The council then has 14 days to accept it, and you can’t move into a new building until it does, unless the council allows temporary occupation.
