The rules in Scotland

Section 5 (Noise) sets tougher standards than England’s: separating walls and floors must achieve at least 56 dB for airborne sound and no more than 56 dB for impact sound. The number of tests comes from a table based on how many homes share each type of construction. Robust Details (Scotland) can be used instead for many new builds.

Getting signed off in Scotland

In Scotland, you need a building warrant from the council before work starts, and design evidence such as SAP and overheating assessments goes in with the application. At the end you submit a completion certificate with your test reports. The council then has 14 days to accept it, and you can’t move into a new building until it does, unless the council allows temporary occupation.
