About air tightness testing

An air tightness test measures how much air leaks out of a building through gaps in its fabric. Under the 2021 Approved Document L, every new home in England should be tested, and the result feeds into the as-built SAP calculation.

Getting signed off in England

In England, your council’s building control team or a registered building control approver checks the work. They issue a completion or final certificate once they have the reports they need, such as the as-built SAP, EPC, air test and any sound or ventilation test results.
