The rules in Scotland

Scotland has its own register, the Scottish EPC Register, and the EPC must be produced by a member of an approved organisation. It must also be fixed inside the new home, often in the meter cupboard. New-style Scottish EPCs are now due from 30 April 2028.

Getting signed off in Scotland

In Scotland, you need a building warrant from the council before work starts, and design evidence such as SAP and overheating assessments goes in with the application. At the end you submit a completion certificate with your test reports. The council then has 14 days to accept it, and you can’t move into a new building until it does, unless the council allows temporary occupation.
